Ashby Capital and Helical owned asset to deploy smart building operating system and digital twin
London, 06 July 2020 – 33 Charterhouse Street, a 50:50 joint venture between Helical and AshbyCapital, is set to become Farringdon’s first smart building with the integration of Smart Spaces technology.
Smart Spaces®, the leading smart building operating system, will deliver the digital twin and customer engagement app at the major development site, due to complete in summer 2022.
The Smart Spaces platform, which will create an innovative experience for occupiers, has the ability to provide significant efficiencies in the ongoing operations of 33 Charterhouse Street to maximise the buildings environmental and sustainability credentials. The smart technology will also serve to ensure safety standards for customers in response to COVID-19.

Smart Spaces® has designed an employee engagement app for 33 Charterhouse, which will serve to foster a community and enhance workplace wellbeing, of which the key features will be:
- Touch-free access, lift, climate and lighting controls
- Desk and meeting room booking
- Realtime occupancy with journey mapping and anonymous social distance monitoring
- Predictive fault management
- Real-time energy footprint per employee
- Concierge events and offers
As appointed Master Systems Integrator (MSI), Smart Spaces® will coordinate the base build systems providers, consulting throughout each stage of development to ensure compatibility with their smart building operating system. This ensures future-proofing for the building, as it can take advantage of the latest technology without the need to upgrade its key systems.
The Smart Spaces digital twin will provide property manager Ashdown Philips targeted proactive engineering, automated fault recognition and reporting through a fully integrated, asset tagged, BIM model.
The prominent building is designed by Lifschutz Davidson Sandilands and will provide c. 200,000 sq ft of office accommodation over ground plus ten floors, with floor plates ranging from 13,000 sq ft to 24,000 sq ft. The office accommodation will also benefit from three terraces with extensive views across central London. Multiple retail units will be provided at ground floor level.
Construction commenced in early 2020 with completion anticipated by Summer 2022.
